We have been promoting our cottages with great success since 2002, when we bought Brooklyn Villa, (which used to be Jean Bartletts offices), as a holiday cottage for ourselves when we lived in Warwickshire. We loved the area so much we moved to Starre House in Beer and further developed our Holiday Let Business to include a further 2 properties. In 2009 we had 95% occupancy since April. Not bad for the New Boys!

Starre Cottages is part of a larger family of existing businesses that contribute to the successful and cost effective running of a Holiday Let Company.

Starre Cottages has evolved from the owners own experiences in holiday letting, giving a unique perspective from both sides the positive and negative and how to cope with the future in these difficult times.

Maximise your profit:
As a property owner, you may have been content to let the years go by with only a few bookings, letting the equity in the property be the real profit. But that day has gone for the moment. Indeed some owners may already be looking at negative equity.

Our aim is to maximise rental. We are even happy to guarantee a minimum of 10 weeks or we will not charge you commission. With internet, becoming the main location to source a holiday we plan to maximise our effort to achieving top rankings in search engines. Eg currently with East Devon Holiday Lets best local agent achieved page 12 and that was a link from another site.

We are going to market using the basic concepts of catalogue, website and advertising, but we intend to also market to local businesses that bring in people from time to time for courses, short term projects and even visitors to their business. This market could be quite lucrative and not tapped to date. We had experience of this during this year with a 3 week let. We will however only offer this to Fully Maintained Owners.

Statistics on our performance
We plan to allow you for yourself to view the statistics on how well we are doing.
For instance: the number of visitors the website is achieving and how many are looking at your property.
Monitor our position on search engines.
Monitor our insertions in magazines and more important the response.
Statistics on yearly Catalogue,.sent out and picked up.

Stats enable us to deliver, maximising both our income and yours.

Need to sell your property
No Problem, simply tick the box in your owners section, and we will add the property to our newsletter to other owners and send details to our growing customer database who are interested in purchasing a property in our area. All we require is a flat finders fee once the sale has gone through. No need for our contract to end as booking and fees can simply be transferred to the new owner.

Winter Let Opportunities
Winter is always a slow time for owners with very little income and still paying those bills. Well, with a tick in a box in your owners section, we will market and manage if required your property. Unfortunately no guarantees in this case but no fee either if the property is not let.

Our Charges
Properties would need to be inspected, prior to insertion into our portfolio. Any short fall would need to be addressed. All properties need to be rated by the tourist board to ensure customer satisfaction and expectation. Yearly Contract will run from July 1st to allow catalogue to be printed prior to the Summer Holidays. This means that we can release the 2010 catalogue during July and August of 2009 so that we are ahead of the game, the 2009 catalogue eg present to July will be printed but just to cover the initial period. Property tariffs to be agreed by rating and property/Location/occupancy/condition.

Full Management - 20% of rental
We will manage you property with weekly reports on condition, suggestion on improvement, customer feedback etc accessible through owners website. On-line booking, deposits etc, Owner has ability to reserve agreed number of weeks. Once a deposit is placed, 50% will be deposited into your account making sure you dont lose out if they cancel. Commission will be credited if we fail to rent your property for 10 weeks within a 12 month period. (See terms). Some properties may be suitable for shorter stays eg 2 nights. Owners have the option to join this scheme. Ask for details.

Owner Management - 15% of rental
We manage bookings, deposits and feed back. Owner has ability to reserve an agreed number of weeks. Commission will be credited if we fail to rent your property for 10 weeks within a 12 month period. (see terms)
